Ground-Up & New Construction
Plan the build. Coordinate the work.
Gazelle coordinates the construction side of ground-up homes and light commercial buildings, from luxury custom residences over 7,000 square feet to smaller single-family homes and multifamily buildings. We work closely with architects, read the plans and handle preconstruction, site readiness, trade procurement, sequencing, inspections and closeout.
Preconstruction
Good construction starts before the first machine arrives.
Ground-up work has more moving parts than a renovation. Early coordination between the owner, design team, site contractors, utilities and building trades helps reduce avoidable surprises once construction begins.
Scope & Budget Planning
Reviewing the intended project, identifying major construction packages and organizing pricing around the scope available.
Design-Team Coordination
Working with architects, engineers and other professionals so construction questions are addressed before they become field delays.
Trade Procurement
Building the subcontractor and supplier plan for excavation, concrete, framing, enclosure, mechanical, electrical, plumbing, finishes and other project needs.
Site Readiness
Preparing the property for construction.
Utility Disconnects & Decommissioning
Water, gas and electric disconnects with the utilities, asbestos testing, septic abandonment, underground oil-tank removal by a licensed contractor, and the demolition permit package before an existing house comes down.
Clearing, Excavation & Site Work
Tree and brush clearing, construction fencing and gates, demolition and foundation removal, debris and dumpster logistics, rough grading and fill, erosion control, and the survey layout and stakeout so the foundation crew starts from a known line.
Construction Management
Keeping the trades connected to the same project.
Sequence the work
Foundation, structure, enclosure, rough trades, interiors and finishes each depend on the work before them. Gazelle coordinates the sequence and handoffs between scopes.
Coordinate specialty trades
Licensed and specialty contractors are brought into the project where required, with schedules and access coordinated around the overall construction plan.
Track decisions and changes
Open items, field questions and changes need to be identified quickly so they can be priced and resolved before they affect multiple downstream trades.
Inspections & closeout
Where permits and inspections apply, the construction team coordinates with the appropriate professionals and trades so required work can move toward approval and closeout.
Active Development Experience
Three ground-up projects in motion right now.
Gazelle is currently involved in three real developments: two single-family homes, each over 7,000 square feet, and a multifamily building in the Bronx. None is finished, and we present each exactly as it stands.
