French Drain & Trench Drain to Stop Basement Leaks
Two drainage systems installed to intercept neighbor runoff and driveway water that had been flooding a finished basement.
Overview
The owner had repeated water in the basement. The neighboring property had been cleared and a new house built, sending runoff downhill onto this lot; combined with the home’s own roof drainage, water collected along the rear and side of the house. Gazelle installed two systems: a French drain to catch the runoff from the neighbor’s side and a trench drain at the concrete slab to catch water coming off the driveway and roof.
The Challenge
The water came from two directions and from two sources. A single drain would have moved the problem, not solved it. The trenches ran tight along the foundation and a brick garden wall.
The Work
Excavation along the property line; perforated pipe in filter fabric and washed stone (French drain) with a discharge point; channel trench drain cut into the slab at the driveway with grates and tied to the discharge; downspouts rerouted; backfill, gravel and restoration. On the same project the owner also had Gazelle redo a bathroom and driveway items.
Where It Stands
The owner has not had water in the basement since the drains went in.
